Alvin James Group Development announces plans to develop a 250-key, 5-star luxury hotel on the Peachtree Street site of the former One Museum Place project. The Atlanta-based Company has executed an agreement to purchase the land from prominent Georgia homebuilder John Wieland, CEO of John Wieland Homes and Neighborhoods, Inc. of Smyrna, GA. Mr. Wieland stated "Not being able to develop this wonderful piece of property is going to be a heartbreak but I am delighted that the Alvin James Group has committed to this land. I know that they will do an outstanding development for the benefit of Atlanta."
Discussions are ongoing with a limited number of 5-star brands who are thrilled about the premier location. "Since relocating to Midtown Atlanta from Dallas, Texas more than 8 years ago I am excited about developing a hotel destination that will lend itself to an international, ultra-luxury experience," said developer Alvin D. James.
The mixed use project will boast a world-class hotel with street level retail and 24 residences located above the guest rooms. A separate residential tower will house an additional 50 condominiums. The hotel will quickly become the center of attraction for Midtown. The property will offer a high-end, full service spa, three new restaurant concepts, two pools and a state of the art fitness center.
Plans also call for a number of sophisticated bars and lounges as well as the amenity of an on-site fine art museum. The museum will house Mr. Wieland's private art collection for the first year and will be named the John Wieland Gallery. The museum was inspired by a void in the Atlanta market to showcase contemporary works.
Atlanta architectural firm Design Reese Architects and Associates, P.C. has collaborated with Alvin James Group to create a design that is complementary to the High Museum creating a campus feel. The preliminary plans have been well received by the Midtown Alliance. "We are crafting a landmark design that will be a departure from the recent designs that have cropped up in Midtown over the last decade," stated architect Keith Vanderbilt, partner with Design Reese.
The goal of the Alvin James Group is to take advantage of the down turn in the current market conditions to save on construction costs over the next 18-24 months. Thereby, the group will realize significant savings before opening in 2012.
Alvin James Group Atlanta Hotel Development LLC is projected to infuse $300 million into the local Atlanta economy and create 1,500 jobs during construction. It estimates that 200 plus jobs will be available for hotel operations upon completion of the project.
The development is being led by broadcast veteran Alvin D. James who has assembled a dream team to help with his efforts. Team members include Eric Johnson, Director of Development for the Alvin James Group. Johnson possesses over 30 years of experience in commercial real estate development and was responsible for the planning and development of over $3.0 billion in real estate throughout the United States. Atlanta companies involved in the project include Design Reese Architects and Associates, P.C. ,Browder + LeGuizamon and Associates, Inc, Kimley Horn and Associates, Inc., and the real estate and hospitality attorneys of Baker, Donelson, Bearman, Caldwell & Berkowitz, PC.
